Assuming the Government’s proposed changes to the Minimum Energy Efficiency Standard regulations come into force in 2030, it will not be possible to let or continue to let commercial premises that are related below EPC A or B.

In practice, this means that if you have premises where the term expires after 2027/2030, you will have to address the question of whether the premises have a rating of EPC C or above. The latter is probably likely to be in an intermittent transition period from 2027.

If the property is potentially non-compliant then the physical, mechanical or electrical systems will have to be maintained to achieve the required minimum rating.

The clock is ticking and the time to address the practicalities of complying needs to be addressed in the next few years. Advice on the practicalities and implications can be sought via either of our offices.
